We download from public records and trend with Microsoft Excel. We have been doing this since 2007. This report has value because it is a leading indicator of bank-owned homes coming to market.

The 2004 thru 2006 vintage defaults seem to have 2 common denominators. Probates are present and loan modifications that have gone bad. Rising property taxes are probably a factor in the loan modification defaults.

2015 thru 2017 defaults have a lot of low money down FHA loans in them. Many of those were new homes as well.
